The values should be regarded as illustrative rather then definitive and represent typical levels of vacant possession value for sites with no abnormal site constraints and a residential planning permission of a type generally found within the area.

If land does not have planning permission at the valuation date then its value will often be much lower than the figures quoted below.

The table and bar chart below shows the average vacant possession value by region of residential building land. These values should be regarded as illustrative rather than definitive and assume a planning permission typical for the area and no abnormal site constraints. If land does not have planning permission at the valuation date then its value will often be much lower than the figures quoted below.

The averages are arithmetic averages of the individual locations within each region and are not weighted. The methodology behind the construction of this table is included at the end of the report.
