Lettings Research
Housing Benefit plays a key role in helping many people meet their rental commitments and maintain their private sector residential tenancies. Local Housing Allowances determine how much of the rent is eligible for assistance.
Each Local Housing Allowance rate is calculated on a monthly basis using rents achieved within the open market. The Lettings Research Team collects details of open market lettings – where tenants did not receive nor had any intention of claiming housing benefit at the start of the tenancy.
How landlords, tenants and lettings agents can help
The Lettings Research Team is continuing its work to further improve our lettings database. Our aim is to gather lettings information from all areas of the Private Rented Sector across England. This will ensure that stable and accurate Local Housing Allowance figures for Housing Benefit, reflective of the full range of rents in the open market, continue to be produced each month.

The rental information that agents, tenants and landlords contribute will be dealt with in the strictest of confidence and in accordance with the Data Protection Act.
