Energy Assessments: EPCs, DECs, Air Conditioning System Assessments and GAMs
DVS's Energy & Sustainability Consultancy Team offering a range of professional services to public bodies to conform with European Energy Performance of Buildings Directive, Carbon Reduction Commitment, Sustainable Buildings Certification (New Build & Existing) and Corporate Social Reporting.
DVS has a team of Accredited Energy Assessors dedicated to providing advice on Energy and Sustainability, and are accrediting with the Building Research Establishment (BRE).
Energy Performance Certificates (EPCs)
Energy Performance Certificates (EPCs) provide
energy ratings for non-domestic buildings and reflect
the intrinsic energy performance standard. They are
accompanied by a report, providing recommendations
for improving energy performance.
Display Energy Certificates (DECs)
Public buildings occupied by public authorities,
institutions or organisations will also require a Display
Energy Certificate (DEC). The DECs, which are
displayed on a building, show the actual energy usage
of that building and its operational rating and are
accompanied by an Advisory Report.
Air Conditioning Energy Assessments
The Government has also introduced regular air conditioning inspections. By 4 January 2009 all air conditioning systems over 250kW must have had their first inspection (although many have yet to comply) and by 4 January 2011 all air conditioning systems over 12kW must have their first inspection. Our air conditioning energy assessments highlight the efficiency of the unit to enable the owners to reduce operating costs and carbon emissions. The report also highlights where a business will benefit from replacing older systems.
Green Asset Management (GAM)
DVS also offer detailed GAM Reports on buildings or estates which allow comparisons to be made between EPC and DEC Ratings and offer detailed and specific advice on improving performance, including policy and occupier behaviour initiatives.

The European Energy Performance of Buildings Directive (EPBD) requirements
Energy Performance Certificates
- EPCs are required for sale/rental/construction of all
buildings, other than dwellings.
Display Energy Certificates
- Since1st October 2008 DECs are required for all public
buildings larger than 1000m2.
Air Conditioning Systems Energy Assessment & Inspection
- First inspection of all existing air-conditioning systems over
250kW must have
occurred by 4th January 2009.
- First inspection of all remaining air-conditioning systems over
12kW must have
occurred by 4th January 2011.
