Pa ran mae graddfeydd ailbrisio’n ei chwarae yn y broses brisio?

Mae graddfa brisio’n darparu cyfres o berthynoleddau sy’n diffinio’r berthynas rhwng y gwahanol fathau o lety o fewn eiddo. Dangosir isod yr holl raddfeydd prisio ddefnyddiwyd yn Rhestri Prisio 2005. Gellir cyrchu’r manylion ar gyfer pob graddfa o’r rhestr hon. Mae’n un o bum cydran a ddefnyddiwn i benderfynu mwyafrif gwerthoedd trethiannol eiddo yn Lloegr a Chymru. Y pedwar arall yw:

  • data arolwg yr eiddo;
  • tabl prisiau ar gyfer pob eiddo – y matrics prisio;
  • tabl prisiau ar gyfer parcio ceir – y matrics parcio ceir;
  • a thabl prisiau ar gyfer unrhyw eitemau ychwanegol – y tabl ychwanegiadau eraill.

Data arolwg

Bydd cofnod nodweddiadol data arolwg yn cynnwys arwynebeddau llawr pob rhan o’r ddeiliadaeth; nodweddion yr eiddo megis ei oedran a phresenoldeb cyfleusterau megis aerdymheru; nifer y lleiniau parcio ceir neu arwynebedd tir parcio ceir; ynghyd ag unrhyw eitemau ychwanegol sy’n bresennol.

Mae hwn yn darparu’r pris fesul metr sgwâr gymhwysir i’r arwynebeddau llawr o gofnod y data arolwg wedi iddo gael ei gymhwyso gan y berthynoledd briodol o’r raddfa brisio. Cesglir y wybodaeth i bennu’r gwerthoedd hyn gan ASB o renti gwirioneddol dalwyd am eiddo ledled Lloegr a Chymru.

Mae hwn yn darparu’r pris i’w gymhwyso i unrhyw leiniau parcio ceir neu arwynebedd tir ddefnyddir ar gyfer parcio.
