A valuation scale provides a series of relativities defining the relationship between the different types of accommodation within a property. A list of all the valuation scales used in the 2005 Rating Lists is shown below. The details of each scale can be accessed from this list. It is one of five components that we use to arrive at the rateable value for the majority of properties in England and Wales. The other four are:
A typical survey data record will contain the floor areas of each part of the occupation; the features of the property such as its age and the presence of facilities such as air conditioning; the number of car parking spaces or area of car parking land; plus any additional items that are present.
This provides the price per square metre that is applied to the floor areas from the survey data record after it has been adjusted by the appropriate relativity from the valuation scale. The information to derive these values are gathered by the VOA from actual rents paid for properties throughout England and Wales.
This provides the price to be applied to any car parking spaces or area of land used for parking.
This provides prices for parts of the property that do not normally form part of the main buildings.
