A summary valuation shows how the rateable value of a property shown in the rating list has been calculated. Summary valuations are also being sent to most occupiers of non-domestic property in England and Wales to help explain the new rateable values that come into force from 1st April 2005.

2Summary valuations begin with the address and description of the subject property. They also give a reference number for the ‘valuation scheme ’ that gives more background information and a detailed breakdown of the overall approach to valuing similar properties in the area.

3The main part of the summary valuation consists of a breakdown of the actual property accommodation, by each floor if appropriate, and a gives a price per metre squared for each part. These values are totalled to give the rateable value. If you would like to see how we measure your property you can view our ‘code of measuring practice’.

Finally, any adjustments that may affect the rateable value, that have not been shown elsewhere, are noted. These may include things like awkward layouts, plant and machinery or superior locations and are explained in more detail in the valuation scheme.

If for any reason, there are any changes to the rateable value of the property you will receive a new summary valuation, which will show the effective date of the change. Any previous valuations can be seen on the previous page as a ‘ Historic entry ’.

However it is possible that a change to your property will not result in a change in the rateable value. Nonetheless a new summary valuation will be issued to ensure property details are up to date and correct and you can view these historic summary valuations where the rateable value has not changed by looking at the information section at the bottom of the page.

4Area m2/Units
The area is calculated by using measurements held in the valuation officer’s survey record of the property. You can see how we measure property in the summary VOA Code of Measuring Practice.
